Accountant in Kawana Waters

New equipment, new software, and a capital gain to report

Cloud accounting, BAS, business tax returns and capital gains for businesses and investors across the seven suburbs of Kawana Waters, from a CPA practice.

Kawana Waters is not one suburb but an urban centre of seven: Birtinya, Bokarina, Buddina, Minyama, Parrearra, Warana and Wurtulla, between Caloundra and Maroochydore. Construction on Kawana Island began in 1960, Nicklin Way opened in 1965, and the area was officially named Kawana Waters on 1 November 1968. Kawana Shoppingworld is among its facilities.

How Kawana Waters was built

From an island estate to an urban centre.

According to Rex Ingamells, Kawana is an Aboriginal word meaning wildflowers. Earthmoving between 1970 and 1995 turned up more than 100 pieces of unexploded ordnance left from World War II live-fire training. The broader Kawana Statistical Local Area grew from 5,261 people in 1981 to 14,393 in 1991, 17,041 in 2001 and 22,593 in 2011.

Because Kawana Waters is not an official suburb or locality, the ABS publishes no 2021 Census figures for it. The questions below apply to businesses and investors in any of them.

Three questions for Kawana Waters businesses and investors

Writing off new equipment

Why it happens

A business replaces a coffee machine, a laptop fleet or a trailer, and wants to know what it can claim this year.

Why it matters

For 2025-26, small businesses with aggregated turnover under $10 million could immediately deduct the business portion of each asset costing less than $20,000, first used or installed ready for use between 1 July 2025 and 30 June 2026. The limit applies per asset, and the whole cost must be under it. Assets costing $20,000 or more go into the small business pool, depreciated at 15% in the first year and 30% after that. Check the limit for the current year before you buy.

How we help

Lomandra Accounting offers company, trust and partnership tax returns prepared with evidence for every claim. Keep the invoice and the date the asset was first used or installed.

Moving the books to the cloud

Why it happens

A business that started on spreadsheets or desktop software outgrows them, or wants its records available to the owner, the bookkeeper and the accountant at once.

Why it matters

A migration done in the middle of a quarter can leave transactions missing or doubled, and the BAS is only as good as the data behind it.

How we help

We handle the entire cloud accounting migration process smoothly, ensuring your data, workflows, and reporting stay intact. Lomandra Accounting offers cloud accounting support for Xero and MYOB, including conversions and workflow training.

Selling shares or an investment property

Why it happens

An owner sells a parcel of shares, a rental unit or another investment held for a number of years.

Why it matters

An Australian resident individual who has owned the asset for at least 12 months can reduce the capital gain by 50%, not counting the day of purchase and the day of sale. Capital losses are subtracted first, then the discount applies. Trusts can also use a 50% discount, complying super funds 33.33%, and companies can't use it.

How we help

Complex topics such as capital gains tax, trust distributions, company tax and superannuation are explained in plain English, with written advice where it matters most.

Frequently asked questions

Can my Kawana Waters business write off a new piece of equipment?

For 2025-26, an asset costing less than $20,000 could be deducted in full by a small business with turnover under $10 million, if it was first used or installed by 30 June 2026. Confirm the limit for the year you buy in.

What happens to assets that cost $20,000 or more?

They go into the small business pool, which is depreciated at 15% in the year they are added and 30% each year after.

Can you move my books to Xero without losing data?

Yes. We handle the entire cloud accounting migration process smoothly, ensuring your data, workflows, and reporting stay intact.

How is a capital gain on shares taxed?

The gain is added to your income for the year. If you are an Australian resident and held the shares for at least 12 months, the gain is halved after any capital losses are taken off.
